Onward!

We ran into one minor hiccup with our financing, but all is well and we are moving full steam ahead on the Sunnyside house. Our mortgage broker wanted to lock in a rate that was a half point above what the credit union was currently offering. We couldn't just ignore the fact that we could do so much better. After presenting him with this, we were able to bring the rate down slightly, and we were comfortable with proceeding with the new rate. We would have saved money to drop everything and go with the credit union, but that would have been more stress and headache than it's worth. At this point, we don't even know if we would qualify for the loan through the credit union while we still own our current home. We've already written letters, made phone calls and presented all kinds of paperwork to our current lender. We've emailed with him no less than five times a day for the last two weeks. It would be awful to kick him to the curb after he's done so much work, and it would be scary to wonder if our financing would come through with the credit union in time for the closing of the house. In the end, we found a happy medium, and we are good with that. So, we are right on track. The appraisal is soon, and we do not foresee any problems, but still we are praying for a good outcome!

In other news, the seller pushed back the closing date to December 5th from November 22nd. That is fine with us...the longer it goes, the more money we'll save. He has SO MUCH stuff packed into that house and guest house, and his plan is to auction it off. We told him he could pick the closing date as long as everything was out of there three days before closing for the final walk-through...so here we are.

I have a list a mile long of renovations. We will re-do floors and paint at a minimum, but I'd like to do much more than that. The most significant thing is that the kitchen does not have a pantry. It is connected to the formal dining room by a pocket door, and since we don't need a formal dining room, I'm thinking of closing it off and making it a butler's pantry or something. While we're at it...we may as well re-finish cabinets, possibly change out countertops and add new light fixtures, right?

Also, the master closets are way too small. If we can't do something about that, we'll have to get very creative with our clothing storage. We could add-on to the master suite, but then we'd have to probably re-do the bathroom, too. Which is great...if we can afford it.

I want to re-do the fireplace with brick veneer or shiplap, add some recessed lighting and faux wood beams in a couple of rooms, put a wash basin in the laundry room, change out the interior doors and closet doors...and the list goes on. I just emailed my friend from high school, Charlie, who will be our contractor. Hopefully, we can get in the house soon so Charlie can get a plan together and get to work as soon as it closes. He'll also be taking care of some major repairs, like the trusses.

Sometimes when I think about it, I get really nervous about carrying two mortgages for an indefinite amount of time. But really, I'm at peace with it. This has been such a long journey, and it's finally coming together. God has perfect timing. It will work out, I just know it. It is SO much more convenient to stay rooted here until we're ready to move in, and for that reason, I am willing to take the risk. We will drop the price significantly at the New Year to just unload it, and I think it will be fine.
